{"id":359206,"date":"2023-09-14T20:57:40","date_gmt":"2023-09-14T12:57:40","guid":{"rendered":"https:\/\/www.mingtiandi.com\/?p=359206"},"modified":"2023-09-18T20:36:39","modified_gmt":"2023-09-18T12:36:39","slug":"sino-land-consortium-wins-kai-tak-plot-in-hong-kong","status":"publish","type":"post","link":"https:\/\/www.mingtiandi.com\/real-estate\/projects\/sino-land-consortium-wins-kai-tak-plot-in-hong-kong\/","title":{"rendered":"Sino Land JV Wins Kai Tak Plot with Bargain $680M Bid in Depressed Hong Kong Market"},"content":{"rendered":"<div id=\"attachment_258771\" style=\"width: 790px\" class=\"wp-caption alignnone\"><img decoding=\"async\" aria-describedby=\"caption-attachment-258771\" class=\"wp-image-258771 size-full\" src=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2021\/12\/Kai-Tak-airstrip.jpg\" alt=\"Kai Tak airstrip\" width=\"780\" height=\"422\" srcset=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2021\/12\/Kai-Tak-airstrip.jpg 780w, https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2021\/12\/Kai-Tak-airstrip-400x216.jpg 400w, https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2021\/12\/Kai-Tak-airstrip-740x400.jpg 740w, https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2021\/12\/Kai-Tak-airstrip-420x227.jpg 420w\" sizes=\"(max-width: 780px) 100vw, 780px\" \/><p id=\"caption-attachment-258771\" class=\"wp-caption-text\">The residential plot is located inland of the former Kai Tak airstrip<\/p><\/div>\n<p>A consortium led by local builder Sino Land has won a tender for a residential plot in Hong Kong\u2019s Kai Tak area with a bid of HK$5.35 billion ($680 million), representing a nine-year low for a government land premium at the site of the former international airport.<\/p>\n<p>Sino Land joined state-backed China Overseas Land &amp; Investment (COLI), HKEX-listed Great Eagle Holdings and Joseph Lau\u2019s Chinese Estates Holdings in besting five competing bids from some of the city\u2019s largest developers <a href=\"https:\/\/www.info.gov.hk\/gia\/general\/202309\/13\/P2023091300572.htm\">in the tender that ended Wednesday<\/a>.<\/p>\n<p style=\"text-align: center;\"><a data-no-instant=\"1\" href=\"https:\/\/www.jll.com.hk\/en\/invest-in-real-estate?utm_source=mtd&#038;utm_medium=ol&#038;utm_campaign=ap-hk-cm-investor-platform-q323&#038;utm_content=set-g&#038;utm_term=780x250\" rel=\"noopener\" class=\"adv-link\" target=\"_blank\" aria-label=\"G-780X250\"><img decoding=\"async\" src=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/10\/G-780X250.gif\" alt=\"\"  width=\"780\" height=\"250\"   \/><\/a><\/p>\n<p>The win gives Sino Land and crew the right to develop the 145,302 square foot New Kowloon Inland Lot No. 6590 into a maximum 992,271 square feet (92,185 square metres) of gross floor area, plus government accommodation facilities.<\/p>\n<p>Sino Land\u2019s price for New Kowloon Inland Lot 6590 pencils out to HK$5,392 ($689) per square foot of potential gross floor area, making it the lowest figure for a Kai Tak plot since K Wah International Holdings\u2019 winning bid of HK$5,330 per square foot <a href=\"https:\/\/www.info.gov.hk\/gia\/general\/201402\/25\/P201402250468.htm\">in a tender that ended in February 2014<\/a>, according to Alex Leung, senior director at CHFT Advisory and Appraisal.<\/p>\n<p>By comparison, the record high at Kai Tak is HK$19,636 per square foot paid for a harbour-facing plot on the former airport runway in a tender awarded to a consortium of COLI, Chinachem, Empire Group, Henderson Land, New World Development and Wheelock Properties <a href=\"https:\/\/www.info.gov.hk\/gia\/general\/201905\/07\/P2019050700766.htm?fontSize=1\">in May 2019<\/a>, Leung noted.<\/p>\n<h3>Cool Response to Land Sales<\/h3>\n<p>The tender for the 50-year land grant plot also drew bids from CK Asset Holdings, Henderson Land Development, Nan Fung Development, Sun Hung Kai Properties and Wheelock Properties. Among those units, Kai Tak alone accounted for about 52 percent.<\/p>\n<p>The government expects the newly awarded plot to provide 1,325 homes. \u201cWe expect the developers would provide smaller-sized flats than the government\u2019s expectation, which would give a higher number of flats,\u201d Leung said.<\/p>\n<p style=\"text-align: center;\"><a data-no-instant=\"1\" href=\"https:\/\/www.mipim-asia.com\/?utm_source=mingtiandi&#038;utm_medium=barter_website&#038;utm_campaign=mipimasia2023\" rel=\"noopener\" class=\"adv-link\" target=\"_blank\" aria-label=\"AR-607487_Mipim Asia_23_Banner Resize 780&#215;250\"><img decoding=\"async\" src=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/10\/AR-607487_Mipim-Asia_23_Banner-Resize-780x250-1.jpg\" alt=\"\"  srcset=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/10\/AR-607487_Mipim-Asia_23_Banner-Resize-780x250-1.jpg 780w, https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/10\/AR-607487_Mipim-Asia_23_Banner-Resize-780x250-1-400x128.jpg 400w, https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/10\/AR-607487_Mipim-Asia_23_Banner-Resize-780x250-1-640x205.jpg 640w\" sizes=\"(max-width: 780px) 100vw, 780px\" width=\"780\" height=\"250\"   \/><\/a><\/p>\n<p>The site of Hong Kong\u2019s former airport continues to pique the interest of Sino Land\u2019s partner COLI, which has previously bid on several Kai Tak residential plots.<\/p>\n<p>State-backed COLI teamed with Wheelock Properties and Henderson Land Development in March 2019 to <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/projects\/wheelock-henderson-coli-new-world-kai-tak\/\">win a former runway plot<\/a> with a bid of HK$9.89 billion. Then in July of that year, COLI joined forces with Wheelock and K Wah International to bag <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/projects\/wheelock-k-wah-and-coli-buy-site-at-hong-kongs-kai-tak\/\">the biggest former runway plot<\/a> for HK$12.74 billion.<\/p>\n<p>In a December 2020 tender, COLI <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/projects\/mainland-developer-coli-bags-kai-tak-plot-with-551m-bid\/\">single-handedly beat nine rivals<\/a> to secure a waterfront Kai Tak plot for HK$4.27 billion.
