Wakefield in its report saw evidence of tech firms expanding their footprints in Singapore with e-commerce giant Amazon having taken up about 369,000 square feet (34,281 square metes) of office space at IOI Central Boulevard Towers and ByteDance having further expanded in the central business district.<\/p>\n<p>Also driving office demand in Singapore, like in other countries around Asia, is a preference for working from the office, said Jeremy Chee, a principal with the real estate team at KKR.<\/p>\n<p>Living space per person in Singapore is one-third lower than in the US or Australia, which makes working from home less attractive, Chee said. The city-state\u2019s small size and efficient transport system also makes it easy to commute for work, and company cultures encourage employees to interact face to face, he added.<\/p>\n<p>\u201cWe\u2019re not sure how working from the office will be since the dust has not settled. But we see some good momentum and expect it to stay,\u201d Chee said.<\/p>\n<h3>Emerging Hubs in Focus<\/h3>\n<p>The KKR executive considers it critical for investors pursuing value-add strategies in the city-state to stay on top of government plans for urban rejuvenation and new urban centres, and said his firm closely monitors opportunities in all of Singapore\u2019s emerging commercial hubs.<\/p>\n<p style=\"text-align: center;\"><a data-no-instant=\"1\" href=\"https:\/\/www.mingtiandi.com\/real-estate\/events\/oxford-ivanhoe-kic-savills-on-singapore-india-markets\/\" rel=\"noopener\" class=\"adv-link\" target=\"_blank\" aria-label=\"14 NOVEMBER 2023 conrad centennial Singapore\"><img decoding=\"async\" src=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/11\/14-NOVEMBER-2023-conrad-centennial-Singapore.jpg\" alt=\"\"  srcset=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/11\/14-NOVEMBER-2023-conrad-centennial-Singapore.jpg 780w, https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/11\/14-NOVEMBER-2023-conrad-centennial-Singapore-400x128.jpg 400w, https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/11\/14-NOVEMBER-2023-conrad-centennial-Singapore-640x205.jpg 640w\" sizes=\"(max-width: 780px) 100vw, 780px\" width=\"780\" height=\"250\"   \/><\/a><\/p>\n<p><span style=\"font-weight: 400;\">Citing the Punggol Digital District, a \u2018smart\u2019 industrial hub planned to begin opening from 2024, Chee pointed to a number of factors in identifying up and coming locations in Singapore. \u201cWe look at a couple of things \u2013 tenant demand, nearby amenities, and exit liquidity,\u201d he said.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">As demonstrated by the success of commercial hubs such as Marina Bay and Changi Business Park, the Singaporean government has consistently pushed for decentralization to ease pressure on infrastructure within the CBD, said AEW\u2019s Lee. To support decentralization, the government has started building new transit lines such as the Jurong Regional Line and Cross Island Line, he noted.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cWith that government support and infrastructure going in, we see relative value in investing into well-located Grade A offices in the decentralized locations. And there\u2019s a scarcity factor over there \u2013 there\u2019s just a handful of decentralized office in Singapore. While we may not be able to generate as high a rental growth or rental reversion as CBD offices, but the macro theme is still there and we\u2019re very positive on that,\u201d Lee said.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">AEW has acted on this thesis this year by selling down its holdings of centre city office buildings for assets in emerging commercial hubs.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In June, <\/span><a href=\"https:\/\/www.mingtiandi.com\/real-estate\/finance\/aew-snaps-up-singapore-office-tower-from-sun-venture-for-489m\/\"><span style=\"font-weight: 400;\">Lee\u2019s team bought the Westgate Tower in suburban Singapore\u2019s Jurong East<\/span><\/a> <span style=\"font-weight: 400;\">from local investment firm Sun Venture for S$680 million ($488.54 million). With that purchase coming just a few months after <\/span><a href=\"https:\/\/www.mingtiandi.com\/real-estate\/finance\/kkr-completes-purchase-of-singapores-20-anson-from-aew\/\"><span style=\"font-weight: 400;\">AEW offloaded Twenty Anson office tower to KKR<\/span><\/a> <span style=\"font-weight: 400;\">in April for S$599 million.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In February of this year AEW sold 55 Market Street near Raffles Place to Japan\u2019s Kajima Corp for S$287 million.<\/span><\/p>\n<h3>No Immunity From Market Challenges<\/h3>\n<p><span style=\"font-weight: 400;\">Government land sales and a recovering from the pandemic have helped Singapore post more encouraging real estate transaction numbers this year than some other markets in Asia, said Savills\u2019 Lake.<\/span><\/p>\n<p style=\"text-align: center;\"><a data-no-instant=\"1\" href=\"https:\/\/www.yardi.asia\/Resource\/?resource=Technology+Transformation+in+Asian+Real+Estate+%28White+Paper%29&#038;utm_source=mingtiandi&#038;utm_medium=website&#038;utm_campaign=wp23ttare\" rel=\"noopener\" class=\"adv-link\" target=\"_blank\" aria-label=\"Yardi &#8211; Asia Proptech Report 2023 v1_250\"><img decoding=\"async\" src=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/11\/Yardi-Asia-Proptech-Report-2023-v1_250.gif\" alt=\"\"  width=\"780\" height=\"250\"   \/><\/a><\/p>\n<p><span style=\"font-weight: 400;\">\u201cBut I don\u2019t think Singapore is immune to the issues which we see in other markets around the region, with the substantial increase in interest rates,\u201d said Lake.
