These included affiliates of local developers Sun Hung Kai Properties, Wheelock Properties and CK Asset; Asia\u2019s biggest real estate investment trust, Link REIT; and a consortium of Sino Land, Lifestyle International, Kerry Properties and CC Land.<\/p>\n<p>After topping them all, Hysan and Chinachem get a chance to develop a project with a maximum gross floor area of 1,076,390 square feet, meaning the partners will fork over HK$18,374 ($2,366) per square foot of GFA.<\/p>\n<p style=\"text-align: center;\"><a data-no-instant=\"1\" href=\"https:\/\/www.mingtiandi.com\/real-estate\/events\/oxford-ivanhoe-kic-savills-on-singapore-india-markets\/\" rel=\"noopener\" class=\"adv-link\" target=\"_blank\" aria-label=\"14 NOVEMBER 2023 conrad centennial Singapore\"><img decoding=\"async\" src=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/11\/14-NOVEMBER-2023-conrad-centennial-Singapore.jpg\" alt=\"\"  srcset=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/11\/14-NOVEMBER-2023-conrad-centennial-Singapore.jpg 780w, https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/11\/14-NOVEMBER-2023-conrad-centennial-Singapore-400x128.jpg 400w, https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/11\/14-NOVEMBER-2023-conrad-centennial-Singapore-640x205.jpg 640w\" sizes=\"(max-width: 780px) 100vw, 780px\" width=\"780\" height=\"250\"   \/><\/a><\/p>\n<p>The winning bid comes with conditions attached to ensure integration with the surrounding community. The new development must include a child care centre of at least 5,703 square feet, an elderly daycare centre of at least 3,856 square feet and a district health centre of at least 11,276 square feet.<\/p>\n<p>In addition, a public vehicle park with 125 spaces and a footbridge connecting the property with Lee Garden Six must be built.<\/p>\n<h3>Defending Their Corner<\/h3>\n<p>Property services firm Savills said the successful tender reinforces Hysan\u2019s status as the dominant landlord in Causeway Bay, adding nearly 646,000 square feet of GFA to <a href=\"https:\/\/www.hysan.com.hk\/portfolio\/\">the group\u2019s portfolio<\/a> for a total of 4,478,000 square feet upon completion.<\/p>\n<div id=\"attachment_234559\" style=\"width: 528px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" aria-describedby=\"caption-attachment-234559\" class=\"wp-image-234559\" src=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2021\/05\/Caroline-Hill-Road-Bidders-400x268.jpg\" alt=\"Caroline Hill Road Bidders \" width=\"518\" height=\"347\" srcset=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2021\/05\/Caroline-Hill-Road-Bidders-400x268.jpg 400w, https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2021\/05\/Caroline-Hill-Road-Bidders-420x281.jpg 420w, https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2021\/05\/Caroline-Hill-Road-Bidders.jpg 780w\" sizes=\"(max-width: 518px) 100vw, 518px\" \/><p id=\"caption-attachment-234559\" class=\"wp-caption-text\">The site on Caroline Hill Road drew bids from some of Hong Kong&#8217;s largest property firms<\/p><\/div>\n<p>The JV\u2019s consideration is at least a 15 percent premium to the pre-tender valuation of HK$10,500 to HK$16,000 per square foot, belying the retail district\u2019s recent struggles during the COVID-19 pandemic. Simon Smith, senior director for research and consultancy at Savills Hong Kong, said he wasn\u2019t surprised.<\/p>\n<p>\u201cHysan are playing the long game and recognise the synergies which exist with their current holdings in the district,\u201d Smith told Mingtiandi.<\/p>\n<p>The Lee family\u2019s Causeway Bay kingdom includes a set of commercial-retail towers dubbed Lee Gardens One, Two, Three, Five and Six and the Hysan Place shopping mall and office building.
